Thursday, October 25, 2012 - Will rates rise or remain relatively unchanged?

This week (Oct. 25-31), one-fifth of the panelists believe mortgage rates will rise over the next week or so, 27 percent think rates will fall, and 53 percent believe rates will remain relatively unchanged (plus or minus 2 basis points). My opinion is that with this rates still being so low why not refinance if you can, or buy your investment property? Wednesday, October 24, 2012 - Changes to CMHC Green Home

CMHC Green Home flexibilities were originally introduced in 2004 to encourage consumers to consider energy-efficiency in their housing choices and make the purchase of energy-efficient homes or energy-saving renovations more affordable.  The flexibilities include a ten per cent CMHC mortgage loan insurance premium refund, and a premium refund for a longer amortization (if applicable).  Since inception, more than six million dollars in premiums have been refunded to Canadians.

What's the difference between Switch/Transfer and Refinance? Switch or Transfer means that a new lender will take over the outstanding mortgage balance and remaining amortization with a new term, possibly a better interest rate. The borrower can not increase the mortgage amount nor extend the remaining amortization; He/she can not change the ownership nor add/delete a borrower.
